Electrical Installation Condition Report (EICR)
With effect from 1st July 2020 Landlords for all new private tenancies will need to ensure that electrical installations are inspected and tested by a qualified person BEFORE the tenancy begins. The electrical inspection must then be carried out at least every five years.
For existing tenancies, the electrical safety check must be carried out by 1st April 2020.
The regulations all apply to all private tenancies, including House of Multiple Occupation (HMO), although not where there is a live-in landlord.
Local Authorities can impose a financial penalty of up to £30,000 for each breach of the regulation. We can assist landlords met their legal requirements with an Electrical Safety Report.
